Considerations When Building a New Home

What plans do you have for 2021? Perhaps you are planning to build your dream home or maybe do a huge house renovations project? If this sounds like you, how exciting! While you probably know what you want and need so far, it is important to chat to the professionals and let them help you as there are always additional aspects to consider.

  • Poor Storage Planning

First and foremost, when it comes to building medium sized homes, expert space and layout planning is essential. The truth is, every family needs tons of storage which is why you have to think carefully about where storage space is located. Preferably, you should have one closet in each bedroom and one in the main hallway. Other storage options you might consider are a coat closet at the front entrance and mudroom storage space.

  • Under-Utilized Rooms

Even though having a game room, a playroom, a home theatre, a home gym, or a multipurpose relax room sounds wonderful, its important to consider whether you actually need these rooms when you are limited in square footage? Ideally, you should have one spare room that can easily transform from an office to a playroom or a guest room, or whatever you need.

  • Bedroom Placement

Another important thing to consider, is the bedroom location. Namely, your master bedroom should be as far away from the living room or the kitchen as possible, i.e. away from the hustle and bustle of the central living areas. When developing your house design plan, place your master bedroom at one end and the living spaces on the other end of the house.

  • Kitchen Placement

As we already mentioned, the master bedroom should be positioned on the opposite end as the kitchen. Additionally, if possible, the kitchen should be close to the main point of entry, whether it is the front or back entry, or the garage, so that you can deposit groceries without going through the entire house. And, the kitchen should also be located close to the dining room and living area.

  • HVAC System Choice

Last but not least, you should also pay attention to your air-condition system choice since having the wrong system for your home can lead to the growth of unwanted moisture, mold, and health concerns. Make sure that you consider the size of the units you need for your new home: too small a unit will not do the work efficiently whereas a unit too large will use too much energy.
