Effective June 6, 2024, Queensland’s stage two rental reforms have officially taken effect, ushering in significant alterations that landlords should take heed of as well as new CPD requirements for Real Estate Agents: 1. **Rental Increases**: – Landlords and agents are prohibited from accepting rent offers exceeding the advertised price. – Rent hikes are restricted to once every 12 months, irrespective of tenancy changes. – This regulation applies universally to all future rent increases, irrespective of timing. – The tenancy agreement must specify the last rent increase date. – Landlords facing financial strain due to the 12-month limit can seek relief from the Queensland Civil and Administrative Tribunal. 2. **Advance Rent Payments**: – Landlords cannot accept advanced rent exceeding two weeks for periodic tenancies or one month for general tenancies during advertising. – However, tenants may freely offer advanced rent exceeding these limits during the tenancy without solicitation. 3. **Confidentiality and Access**: – The scope of confidentiality obligations under domestic violence provisions will broaden. – Providers can access properties for smoke alarm installation or repair with a 24-hour notice period. 4. **Training**: – A mandatory Continuing Professional Development (CPD) program will be instated for all Queensland real estate agents and property managers. – Agents must fulfill CPD requirements annually and furnish a statement to the Office of Fair Trading confirming completion. Additional legislative amendments, slated for future implementation, encompass limitations on tenancy application inquiries, fee-free rent payment options, extended entry notice periods, and a four-week deadline for notifying tenants of bill charges. SA reigns supreme – again For the third consecutive quarter, South Australia has topped CommSec’s quarterly State of the States ranking. * South Australia scored highest with three of the eight economic indicators – unemployment, home building starts and construction work. * Western Australia (ranked 2nd) scored highest with two indicators – home lending and population growth. * The ACT (ranked 4th) scored highest with the other three indicators – economic growth, retail spending and equipment investment. CommSec ranks the states/territories by comparing their current performances on the eight key indicators with their long-term averages. “Across the country, the economic performance of Australia’s states and territories is being supported by both strong employment and population growth, at a time of higher-than-desired price inflation,” said CommSec senior economist Ryan Felsman. “While South Australia retains first place, Western Australia is seeing the strongest annual economic momentum, so it will be interesting to see how this plays out in the coming quarters.” #economy #homeloans #property

Melbourne: Expect a $100,000 property price rise within 12 months soon after two interest cuts. This is a small window of opportunity to buy properties if you know where to buy and how to buy under market value. -------------------------------------------------------- Melbourne, being the second-largest capital city, is just short of 4.4% of the population. The demand side of market forces is just humongous. Considering the median price change in the past year was just $7,000, it can’t stay this way for long. A buyer’s agent specialises in researching, evaluating and negotiating a property purchase on behalf of an interested buyer. There are 2 main services an agent can perform for you: Full search Sometimes referred to as full service, this is a common option if you’d like assistance with your purchase from start to finish. It includes searching for properties that meet your criteria, negotiating the sale price and bidding at auction. Auction bidding only You can also employ a buyer's agent just to bid on a property that you have found yourself. Auction bidding is not for the faint-hearted, so it can be helpful to have an experienced professional represent you on the day. This option is often taken up by interstate or overseas buyers. How much does a buyer’s agent cost? Like most things related to buying a house, buyer’s agents don’t come cheap. Fees vary according to the services the agent is employed to perform and usually fall into one of these categories: Fixed fee. Some agents may lock in a flat rate or fixed fee, which is usually segmented into price brackets according to the value of the property you’re looking to purchase. Commission. Usually charged at 1.5–3% of the final purchase price, plus GST. Retainer.
