Important things to know when renovating

1. Understanding your Contract

Once you have accepted your builders quote what happens next?  For owners and builders to work together a Contract for the scope of work needs to be put in place.  This Contract is binding and provides both the owners and builder guidelines to work too in order to complete the build. A good builder will go through the Contract at time of signing so you fully understand it.

2. Payments 

There are a number of different ways payments are determined and this will depend on the type of project being undertaken.  Payment schedules will form part of your Contract and should be clearly outlined at the time of the Contract signing and show when these milestones are achieved you will be making payments for them.

3. Prime Costs and Provisional Sums

Prime Costs and Provisional Sums alter the value of the Contract.  PC's and PS's for short are used when items are still to be selected or finalised.  Always know if these values are realistic for your project and what to expect if they form part of your Contract. A good builder will have outlined these through the quoting process so you should be well aware of them before you even get to Contract stage.

4. Scheduling and Practical Completion

It is important to know how long your project will take.  A good builder will provide a schedule of works and update this through the project if and when required.  Practical Completion is when you will get a chance to walk through your renovation and have any final discussions and check the finishes with your builder before handover. 

5. Handover and What it Means

Handover is the most exciting and rewarding part of the journey, you get to take hold of your keys, move back in and enjoy your new home with family and friends.
